140 Repair & Renovation Guide Problems with linings 6.7 Mold or detachment of tile sealant (or other elements of the lining) at the junction with bathroom fixtures, kitchen countertops etc. POSSIBLE CAUSE Moisture penetration at the contact points/junction, of the sealing product with the lining. SOLUTION • Totally remove the existing sealant. • Clean with the mold & mildew remover D-95 CLEANER (p. 240), rinse well and allow for the surfaces to dry thoroughly. • Reseal with the sealant of choice, such as the mold and mildew resistant SILICONE (p. 281). 6.8 Naturally occurring joints in the intersection of the lining with other building components (e.g., wood surface) POSSIBLE CAUSE Different material reaction in expansions and contractions. SOLUTION • Clean the area between the lining elements and the other materials (metal or wood handrails, mounting devices, etc.). • Apply the high adhesion polyurethane elastomeric sealant DUROFLEX-PU (p. 249) after priming the surfaces with PRIMER-PU (p. 263). • Alternatively, for interior surfaces, the application of the multipurpose elastomeric sealant & adhesive DS POLYMER of 32 colors (p. 242) is recommended. • If the surface is made of wood, then apply the elastomeric sealant & adhesive for wood surfaces DUROWOOD DS POLYMER of 10 wood tone colors (p. 252). 6.9 Moisture stains and mold on surfaces (e.g., ceiling) located on the opposite side of the surface that is already lined POSSIBLE CAUSES • Penetration of moisture from the lined surface to the substrate (usually concrete slab), from deteriorated - cracked grout, from faulty sealants (e.g., around railing post penetration points) etc. • Condensation liquefaction of the space under the lined surface or another cause. SOLUTION • Locate and restore the damage thus preventing further moisture penetration. • Remove all loose materials and mold from the ceiling. • Clean the area carefully with the mold & mildew remover D-95 CLEANER (p. 240), rinse well and allow for the surfaces to dry thoroughly. • Prepare the surface with the micromolar stabilizer AQUAFIX (p. 230). • Paint the surface with the paint of choice, such as the fungi and mold resistant acrylic paint BATHROOM & KITCHEN (p. 279). NOTE: In case the level above the ceiling is an exterior space (e.g., terrace, roof), the problem is probably due to the lack of thermal insulation and/or waterproofing on that exterior surface. If a decision is made to waterproof and thermally insulate at the same time, choose the thermal insulation and waterproofing system for roofs COOL ROOF (p. 190-191), if possible, or the lightweight thermal insulation and waterproofing system for roofs COOL ROOF LIGHT (p. 190-191). If a choice is made to waterproof the exterior, just follow the PROBLEM - SOLUTION 4.1.
