134 Repair & Renovation Guide Problems in the basement SOLUTION • Waterproof the substrate with the two-component brushable waterproofing mortar HYDROSTOP WATERTANK PROFESSIONAL (p. 260) or the brushable cementitious waterproofing mortar D-1 (p. 231), fortified with the acrylic emulsion additive for mortars D-20 (p. 233). Alternatively, the application of the flexible, fiber-reinforced, brushable waterproofing mortar D-1 FLEX (p. 231) is highly recommended. All 3 of the waterproofers are suitable to withstand positive and negative pressures. • Replaster the surface, if necessary or desired, as described in PROBLEM - SOLUTION 5.2. 5.4 Corroded metal piping SOLUTION • Examine the depth and width of the corrosion to decide if the damage can be repaired or it is necessary to replace the corroded pipe(s). • In case the damage can be repaired, remove with sandpaper, grinder or coarse steel wool the rust and then clean with THINNER 101 (p. 270) and allow the surface to dry thoroughly. Alternatively, use the RUST REMOVER (p. 267), to remove the rust. • Apply with brush or roller around the pipe(s) NATURAL RED LEAD (p. 279). • For additional protection, and once the NATURAL RED LEAD (p. 279) is dry, apply the METAL PRIMER (p. 276). • Finally, paint the metal surface, if desired or necessary, with enamel paint DUROLUX (p. 250) or DUROLUX AQUA (p. 250). 5.5 Moisture or water penetration from the ceiling of the basement SOLUTION • Carefully inspect all relevant areas and spaces to pinpoint the source of the penetration and, if possible, eliminate it (e.g., leakage that may be from a corroded pipe). • Clean the surface thoroughly, remove all the loose materials and let it dry thoroughly. • Waterproof the surface (ceiling) by using the brushable waterproofing mortar, D-1 (p. 231) or the flexible, one-component, fiber-reinforced, brushable waterproofing mortar D-1 FLEX (p. 231), both suitable to withstand positive and negative pressures. • Prime the surface with the micromolar stabilizer AQUAFIX (p. 230) or the SOLVENT-BASED PRIMER (p. 276) and continue by painting with the fungi and mold resistant acrylic paint BATHROOM & KITCHEN (p. 279) or the 100% acrylic paint, for mold protection MINERAL SURFACE PAINT (p. 281) 5.6 Mold and black spots on the surfaces of the basement and/or the objects stored in it POSSIBLE CAUSES The mold and black spots identified on the basement wall and floor surfaces can be created by moisture affecting the exterior area (rising or side damp) of the space. As for the objects stored in the basement, they may also be affected by poor (or nonexistent) ventilation of the space that gathers large amounts of water vapour in the atmosphere. SOLUTION • Ventilate the space properly and carefully clean the surfaces of the mold and the black spots with the mold & mildew remover D-95 CLEANER (p. 240). Rinse with plenty of water and allow for them to dry thoroughly.
