108 Repair & Renovation Guide It is very important, before starting a maintenance or repair project of a building element or surface, to properly review and evaluate the reasons that have caused the damage and, if possible, address them before implementation begins. The selection of the repair materials should be made in a way that they are compatible with the substrate on which they will be applied. In addition, to have a relevant evaluation for their performance in the long run, in relation to the environmental conditions and other factors that prevail at the point, place of repair or maintenance. Substrates The preparation of any building application, especially in terms of maintenance and repair of building surfaces, the existence or creation of suitable substrates on which the application(s) will be made, is a critical factor for its success, but also for its duration over time (its life span). So, whether a waterproofer, sealant, paint, or any other repair product is applied, we must necessarily and properly prepare the substrate of the building surface on which the product will be applied. The proper preparation before repairing or maintaining a building surface includes the following: • The removal of all loose spots and/or sections that may exist in the application area, to the extent and depth needed. • The thorough cleaning of the area from any pollutants, dust, oils, or foreign objects that may be present on it. • The repair and filling of the surface with the appropriate repair products if deemed necessary (e.g., in cases of painting the surface). • The stabilization, at the appropriate depth, of the surface with special primers or other products that enhance the grip properties of the substrate that will accept the repair product. • The strict adherence to the instructions for use of the products regarding the temperatures and application times, their preparation process, and the correct proportions of mixing with water or any other product, if that is mentioned.
